Barndominium guide

A county-by-county permit checklist for Kansas barndominiums

There is no statewide checklist that proves a Kansas barndominium is approved. Use this county contact worksheet to identify the right office and request parcel-specific requirements. It complements the process guide: this page organizes the questions and documents to bring to each authority, rather than assigning a universal acreage or setback rule.

How to use this guide

By the KC Barndominium Builders Team. Updated September 19, 2026. This is planning guidance and original source synthesis, not a parcel approval, project estimate or engineered design. Use the questions with the professionals responsible for your particular build.

Which office should receive the first inquiry?

Start with the parcel number, legal location and intended residential/workshop uses. Ask whether the land is inside an incorporated municipality and which office handles zoning, building, wastewater and access. Johnson County explicitly limits its building-code service to unincorporated areas. Do not transfer a county answer to a neighboring city without confirmation.

Johnson County: assemble a jurisdiction and design packet

For unincorporated land, begin with County Building Codes and use its permit and contractor resources. For a city parcel, request that city’s requirements. Send a concept site plan, intended use, separate living/shop areas and the proposed structural system. Ask which drawings, energy documents and professional seals are required for that specific project; record the response date and contact.

Miami County: separate land-use and construction questions

Use the county’s codes and regulations portal as a starting point, then identify the parcel’s zoning district and applicable construction review. Ask whether your proposed dwelling and workshop activities are allowed, what site documentation is needed, and which separate offices review an entrance or wastewater system. The existence of a rural parcel does not establish any of those answers.

Leavenworth County: confirm the current application package

Start with the county’s building-permit information and confirm that the parcel is under its authority. Request the current new-dwelling submittal list and inspection sequence rather than reusing a neighboring county’s packet. Ask when wastewater, driveway and utility information must be supplied and whether a revised site plan is needed if the building location changes.

What belongs in your permit worksheet?

Keep one row per approval, with the reviewing office, current source, required drawing, fee basis, prerequisite, responsible person and status. Mark a verbal preliminary discussion differently from an issued permit. Record the approved drawing revision so suppliers and trades build from the same information.

  • Land use: dwelling, accessory structures and any business activity
  • Site: survey, access, drainage, floodplain and easements
  • Wastewater and water: feasibility, design and authority approval
  • Building: structure, foundation, energy and trade permits
  • Completion: required inspections and occupancy documentation

Does this checklist establish permission to build?

No. It is a way to organize an application and avoid transferring rules between jurisdictions. A package supplier’s engineered drawings may cover only its structure; ask who coordinates the remaining dwelling plans. Start with the parcel and intended use, then request the controlling requirements before ordering the building.
