Kansas City barndominium builders who plan before we pour

KC Barndominium Builders builds barndominiums and shop-houses on acreage around Kansas City. We build weather-tight shells, shells with the interior finish you choose, and turnkey homes. We work planning-first: your parcel, your scope and your budget are settled in writing before anyone orders steel or pours concrete.

Start a build conversation

Who builds your barndominium?

Our construction lead is Ron Brewer of Brewer Construction, a Kansas City remodeling contractor. Barndominiums sit where residential construction standards meet post-frame building. Ron's team keeps our scopes, budgets and build sequence tied to what Kansas City-area projects actually cost and require. The cost and process guidance on this site comes out of that work.

Where do we build?

We focus on the outer ring of the metro, where parcels are big enough for a home and a working shop. On the Kansas side that's rural Johnson, Miami and Leavenworth counties. On the Missouri side it's Cass, Clay, Platte and Jackson counties. Every county, and many of the cities inside them, has its own permit path, so the first thing we do on any project is confirm who controls your parcel. See our service locations for the full list.

How do we work?

  1. Parcel first. We confirm the jurisdiction, access, utilities, wastewater and drainage before design.
  2. Written scope. Living area and shop are defined separately. Every exclusion and owner-supplied item is listed.
  3. Itemized estimate. Fixed prices, allowances and unit-priced work each sit on their own lines, so you can compare us against anyone.
  4. Coordinated build. Frame, slab and systems are coordinated before the pour. Rough inspections happen before walls close. Closeout ends with the occupancy documents, not just a finished shell.

The full sequence is on our building process page. Budget ranges and sources are in our Kansas City cost guide.

What we put in writing

You'll see our commitments on paper before you sign, not on a badge. You'll get our scope, pricing, schedule assumptions and the documents your permit office and lender require. Hold every builder you talk to to that same standard. Our questions to ask a Kansas City barndominium builder is a good place to start, including for us.

Tell us about your land and your build

Send the parcel address or search area, how much living and shop space you want, and whether you're thinking shell, shell plus finish, or turnkey. We'll confirm the jurisdiction, flag the site questions that drive cost, and follow up with a written scope.
