Instant barndominium cost estimator

Explore a building budget for Kansas City. No email or phone required. Choose an example home size or adjust the areas to fit your idea. No plans or measurements needed.

01

Define the build

Finish preference is saved for your builder; published sources do not support a separate price for each finish tier. Count each area once. Use 0 for no shop or porch. Designed for a simple, one-story home on a slab; a heated shop, basement, loft or complex roof needs separate pricing.

02

Allow for the property

Have a budget or quotes for grading, driveway, utility connections, well or septic? Enter their combined amount. Leave 0 if unknown—we’ll flag those costs as unpriced.

The example adds a 10% reserve to the building plus your site allowance. Change it from 0–30% to explore your own buffer; it is not a builder-recommended contingency.

Example budget range · before land

$446,000–$647,000

Building + entered allowance + 10% reserve

Site work and utilities are unpriced and additional. This is not an all-in project total.

$350,000–$500,000
Unconditioned shop allowance800 sq ft × $55–$85
$44,000–$68,000
Covered porch allowance300 sq ft × $40–$65

$40,000–$59,000

Finished-home allowance models the home construction scope; reconcile the foundation and finish schedule in the written bid. Shop and porch foundation inclusions require confirmation. Do not automatically add a second shell or slab to the same area.

Not included: land purchase, financing, design/engineering/permit fees, or site and utility work beyond your entered allowance. Equipment, specialty systems and unusual ground conditions need separate quotes. Actual costs may exceed this range.

Where the numbers come from—and what they cover

Reviewed October 3, 2026. These are editorial modeling assumptions drawn from published builder guidance, not a survey of completed Kansas City projects or a local contractor offer. This is a component budget; actual dimensions, finishes and site conditions still need review.

Finished living area$175–$250 / sq ft

Insulated home shell + slab$60–$110 / sq ft

Unconditioned shop allowance$55–$85 / sq ft

Covered porch allowance$40–$65 / sq ft

  • Craun Construction / Wick KC discusses $175–$250 per square foot for home construction, with market and scope qualifications. We use that published band as the finished-living-area allowance. Finish preferences are saved but do not change the range: there is no approved rate for each finish tier.
  • Revolve Construction publishes $60–$110 per square foot for a St. Louis-region insulated shell with slab. This regional comparison excludes interior home systems and finishes; it is not KC-specific shell pricing.
  • American Iron’s Missouri guidance supplies the $55–$85 shop and $40–$65 porch allowances. Foundation scope is not independently established and must be reconciled with the bid.

Formula: each separate area × its low/high rate, plus your site allowance, then your reserve percentage. Ranges round outward to $1,000, so displayed lines may not add exactly to the rounded subtotal. No ZIP-code, inflation or finish multiplier is applied. A 0 site allowance means unresolved, not free. Taxes, permits and fee treatment must be specified in the written proposal. Review prices when the sources or project scope change.

The existing cost guide also discusses national kit and assembly benchmarks. Those cover different purchases: do not add their kit price to this finished-home allowance.

3. Verify the project with a builder

Your downloaded brief preserves your inputs, price basis and exclusions. A builder needs to confirm the parcel, foundation, shop systems, finish schedule and current written prices before this becomes a contractor quote.
