Most KC-area projects fall into one of four models: kit, dried-in shell, custom build, or turnkey. Each path changes financing, schedule, accountability, and owner workload.

Kit: engineered package delivered to the site, with the owner managing the rest
Dried-in shell: weathertight building before interior work begins
Custom build: more control and coordination
Turnkey: one accountable party, usually the highest per-square-foot cost

Where the kit savings actually go

A kit excludes site work, slab, utilities, all interior trades, permits, and project management. The honest math compares finished cost by path, not sticker price.
